Water heater repair in San Diego

Many water heater problems can be repaired: a gas heater whose pilot will not stay lit, an electric heater with a failed element or thermostat, a leaking fitting or valve. A tank that leaks from its own body is the exception: that is a replacement.

Age matters. A repair on a two-year-old heater is usually worth it. On a heater approaching the 10 to 15 years the Department of Energy gives tank models, the money may be better spent on a replacement.

Common problems

  • No hot water, or only lukewarm water
  • The pilot light goes out or will not light (gas)
  • Water dripping from the temperature and pressure relief valve
  • Popping or rumbling from the tank
  • Water around a fitting or the drain valve

What a repair visit involves

  1. Diagnose the cause

For gas heaters, the usual suspects are the pilot assembly, thermocouple or gas control valve. For electric heaters, the heating elements and thermostats. Leaks are traced to their source.

  2. Repair or replace the part

Many parts can be replaced the same day. A dripping relief valve may point to high water pressure or a missing expansion tank rather than a bad valve.

  3. Check the basics

A good visit also checks the earthquake straps, venting and drain pan, and flushes sediment if the tank needs it.

Questions about water heater repair

Why is my water heater relief valve dripping?

The temperature and pressure relief valve opens when pressure or temperature gets too high. Frequent dripping can mean high household water pressure, thermal expansion with no expansion tank, or a worn valve. Have it checked rather than capping it.

Is it worth repairing an old water heater?

If it is near or past 10 years and the repair is significant, replacement often makes more sense. A tank that leaks from its body cannot be repaired.
